Westminster Manor is a downtown high-rise senior apartment which had aged and was slowly becoming functionally obsolete as the urban environment and age degraded every system. With Interstate 5 alongside, jets whistling past at window height to land at San Diego International and the sea breeze coming in from the west, Westminster Manor was on top of all else, a noisy place. This high rise rehabilitation allowed us to remedy noise, waterproofing and infrastructure issues while repurposing and re-designing all of the interior common spaces. A security problem at the lower level was eliminated by moving the window line out to the edge of the building (a Basis trademark) eliminating the need for steel screens at the vulnerable balconies.  We found ways to add a library, proper administrative offices, a full kitchen to the 16th floor lounge and all new accessible amenities.
